Commercial Energy Audit: Basic (ASHRAE Level 1)

D.L. Steiner’s ASHRAE Level 1 Commercial Energy Audit service is the foundation of effective Energy Management and greater energy efficiency. The ASHRAE energy audit begins with a preliminary review of your facility’s recent utility billing histories (electric, gas, water, etc.), as well as other operational data affecting a facility's energy efficiency.

From these, we develop a benchmark energy usage profile, using appropriate energy performance indexes, depicting how your facility's or building's energy efficiency profile compares to operations of a similar size and function.  To begin the ASHRAE energy audit, we conduct an onsite walk-through energy efficiency survey to become familiar with building layout and operation, and to identify the major energy conservation opportunities (ECOs) you have. During the commercial energy audit, we interview key facility personnel, examine equipment, building envelope, and facility operations, and perform certain measurement and data collection tasks.

From this, we develop a list of basic ECOs and energy conservation measures (ECMs) available to you, along with initial estimates of their potential energy savings, implementation costs, and projected paybacks and ROIs. Generally, the results of our ASHRAE commercial energy audits are sufficient to help you prioritize energy efficiency projects and to help you determine whether a more extensive ASHRAE Level 2 or Level 3 Commercial Energy Audit is warranted to further investigate energy efficiency opportunities.

Commercial Energy Audit: Standard (ASHRAE Level 2)

Steiner’s ASHRAE Level 2 Commercial Energy Audit builds on the Level 1 Commercial Energy Audit energy efficiency findings in order to provide a more extensive, quantified analysis of your facility’s energy usage by system.  The result is an energy efficiency “road map” that will enable you to reach your most critical energy efficiency goals. For the Level 2 ASHRAE energy audit, we collect additional data about your energy usage in order to baseline their energy efficiency and operating characteristics. This includes performing limited measurement and verification (M&V) at selected locations and conducting interviews with designated facility personnel.

We then use this expanded data set to complete a series of engineering calculations that help us:

• Quantify your facility’s energy efficiency (its uses and losses)

• Identify specific energy conservation measures—retrofits, updates, and additions—that, if implemented, will reduce your energy consumption and associated costs

Next, we calculate the cost and savings of all energy conservation measure in order to quantify their capital investment requirements and the ROI you can reasonably expect from possible energy efficiency action steps. The ASHRAE Level 2 Commercial Energy Audit delivers the analysis you need to determine with assurance (1) the energy conservation measures your facility should incorporate and (2) the proper timetable for implementing them so you can pursue your most cost-effective energy efficiency project financing options.

Commercial Energy Audit: Investment Grade (ASHRAE Level 3)

Steiner’s ASHRAE Level 3 Commercial Energy Audit provides a comprehensive, function-specific energy analysis of your facility’s total energy usage to guarantee the cost savings and the ROI of proposed energy efficiency measures before they are implemented. This provides the financial assurance necessary to satisfy the expectations of both management and lending institutions.  The Level 3 ASHRAE energy audit begins by thoroughly researching not only your energy usage, but also the facility, itself: its footprint, envelope, the climate it operates in, and its usage pattern (hours of operation and types of processes performed). During this phase, we conduct extensive M&V as well as in-depth interviews with all key facility personnel.

We then use this information to create a computer-simulated energy efficiency model of your facility that mirrors its actual physical conditions, operating characteristics, and energy usage. We calibrate this model with such information as utility-supplied data, data from engineering studies, details from facility maintenance programs, and your facility’s “people factor” (the profiles of those who occupy and use it). 

The goal of the Level 3 ASHRAE energy audit is to build a computerized basis for comparison that is completely consistent with the facility's actual energy efficiency profile.  Next, we use the model to run various scenarios in order to identify all short- and long-term energy efficiency measures appropriate for your facility. Each energy conservation measure is evaluated in terms of these critical factors: (1) interaction/impact on other systems, (2) initial cost to implement, (3) energy savings (increased efficiency or reduced consumption), (4) possible risks, and (5) cost-effectiveness (payback period or life cycle cost analysis).  From these, we develop a comprehensive final list of energy conservation measures, each quantified in terms of the real-world energy and cost savings it will deliver if implemented.  The ASHRAE Level 3 Commercial Energy Audit provides the reliable, up-front data that planners need for confidently making energy efficiency investment decisions involving capital-intense facility changes.
